WEEKLY FEATURE: Virgin Buys Hard Rock Las Vegas

Virgin Group founder Richard Branson (l.) celebrated in Las Vegas last week about a deal in which his Virgin Hotels agreed to buy the legendary Hard Rock Hotel. The Hard Rock—not affiliated with the Seminole tribe’s Hard Rock International—has had many owners over the years and will be rebranded late next year as Virgin Hotels Las Vegas.

Virgin Hotels, the lifestyle hotel brand by Virgin Group founder Sir Richard Branson, in partnership with a group led by Juniper Capital Partners and Fengate Real Asset Investments along with their partners Dream, Cowie Capital Partners, and other private investors, has purchased the Hard Rock Hotel & Casino in Las Vegas from a Brookfield-managed private real estate fund in a transaction that closed today.

The group plans to open a re-conceptualized and revitalized property, the Virgin Hotels Las Vegas, in the late fall of 2019. The Virgin Hotels brand’s entrance into the entertainment capital of the world is an exciting development—one that will see innovative design fused with irresistible amenities in order to give guests experiences that will surprise and delight.

“Las Vegas has long held a special place in my heart,” said Sir Richard Branson, founder of the Virgin Group. “Virgin Atlantic and Virgin America have enjoyed flying to Las Vegas for years and I’ve always known that Virgin Hotels could thrive there as well. I’m really looking forward to painting the town Virgin red.”

Branson recalled an incident where he was persuaded to jump off the Palms in a harness to land in the middle of the party celebrating the launch of Virgin America, but the stunt went awry and Branson was injured.

“I can guarantee that won’t happen when we open the Virgin Hotel,” he said, “but we’ll find another fun way to open it up.”

While Branson revealed little of the deal, finalized just minutes before the press conference, or details of the renovation, he did say the property wouldn’t stray far from the rock n’ roll roots it has in common with Virgin.

“I see memorabilia from David Bowie, the Rolling Stones, Culture Club… All Virgin artists at one time,” he says, pointing out that Virgin had one of the most powerful record labels in the world at one time.

The property, located at 4455 Paradise Road, will continue full service operations under the Hard Rock flag until it opens as a Virgin Hotels hotel. Guest rooms, restaurants and public spaces will undergo a face lift, expected to cost in the hundreds of millions, with the final product being a showcase of Virgin’s signature sleek and stylish design with an eclectic mix of social spaces.

The hotel will feature 1504 well-appointed Chambers, Grand Chamber Suites and Penthouse Suites; a 60,000 square foot, fully-renovated casino, multiple pools over five acres, world-class restaurants, lounges and bars, including new nightlife venues and the brand’s flagship space, the Commons Club, as well as numerous meeting and convention spaces.

“When we first started,” explained Leal, “I was asked what would be the perfect location for a Virgin Hotel. Without even thinking, I said ‘Vegas, baby!’”

Fengate is managing its investment on behalf of the Laborers’ International Union of North America’s (LiUNA) Central and Eastern Canada Pension Fund.

“LiUNA is pleased with our strong working team behind this strategic investment, and we are very proud that the highly-skilled brothers and sisters of LiUNA will be a part of building this extraordinary new Virgin Hotels in Las Vegas,” said Joseph Mancinelli, LiUNA International Vice President and Regional Manager for Central and Eastern Canada.

And the buy also got the support of the powerful local Culinary Union 226.

“This is a new era of positive labor-management cooperation at the Hard Rock Las Vegas,” said Geoconda Argüello-Kline, secretary-treasurer for the Culinary Union. “Card-check neutrality agreements provide a fair process that are the standard for the Culinary and Bartender Union’s 83-years of organizing over 800,000 workers.
